I am looking to get the X4 M40i or the X4 M. Indecisive. Went to the dealership for pricing. Obviously they give you numbers with tier one credit but this is what they gave me for the x4 M40i. Residual is 55% , .00093 . $917 @ $4700 down, $818 with 8000$ down. 10k / 36M. Still seem high.

I have a few thoughts if you don't mind me sharing. I hope my ramblings aren't too confusing, and can at least give some frame of reference to the deals you're being offered, versus what I've experienced.
First off.. I was in the X4M vs X4 M40i dilemma as well. I test drove a 2020 X3 M40i and the very nice sales lady showed me a secluded road and allowed me to basically rip and tear (poor car, I know). I thought "well dang.. this is way more powerful than I'll ever need it to be. PERFECT". I didn't even really need to drive the M version. I've heard both that the M version is too rough for daily commuting (which I need the car for) and that it's just fine on comfort mode. But the number of "too rough" complaints I've seen from pro and amateur reviews is just a little too high, considering the midwest has some of the shittiest winter roads. I don't need to be worrying about cracking a wheel or a tire bulge driving an SUV! And I also want to be able to drive coworkers and friends around without having to apologize for the rough ride navigating MKE's potholes. So 20" wheels and a more forgiving suspension were a must. When I did order my car, the salesperson told me that the dealership (which includes MANY car brands/makes) never orders any cars with larger than 20" wheels on any of the cars for their regular stock if they can absolutely help it, because inevitably, the buyer comes back with a busted rim or leaky tire. I have a modded 2008 135i with M3 suspension swap as a weekend car if I want to feel the cracks in the road anyway.
Anyway.. I paid 7.4% off MSRP by directly emailing a non-haggle/non-negotiation dealership in my state. Everything was super straightforward and smooth. I got to pick the exact car I wanted, and it went into "production begins" status just last week! Prior to this, I was getting the run-around from the local milwaukee dealers. They claimed they can't offer anything off MSRP because of labor shortages, chip shortages etc. One salesperson at the dealership didn't even realize the X3 and X4 were getting refreshed for 2022. Absolutely clueless.
Regarding your lease rates - when I inquired at the dealer I ended up going with, they told me that because the final incentives and residuals for the 2022 models are not established yet, ANY monthly lease numbers you're getting from a dealership are just guesstimates. And these numbers are assuming you have stellar tier one credit as you mentioned - which they will check at signing, not at deposit, unless they state otherwise so unless you "lock in" your credit rating early, any changes to your score between now and then will affect your rate.
Something I will say is that the dealers that were trying to lease the cars at MSRP were leasing for between $950-1050 per month at MSRP with no money down. My no-nonsense dealership offered essentially 7.4% off MSRP which was about 5K less. I was told that every 1K off the sales price equates to about $30 off a monthly lease payment compared to the figures I was previously given. $30 x 5K = $150. So my lease price with NO money down except the sign-and drive costs (most of which are already covered by the $1000 deposit I already paid) is expected to be somewhere between $800 and $900 if what I was told is accurate, and I have no reason to suspect otherwise. Also this is 3 years / 36K.

Having said that, with the new X3m/X4M software update, I'm hearing much improved throttle response, which was as much of an issue in my car. It also has a better ride but it's still going to have more noise transmitted through the suspension bushings which are solid and not soft. If you get the MSS springs, only the ride gets better, not noise transmitted. Don't know if 2022 addressed this.
My saga came after moving to a new town where the road and traffic were worse than where I was. Car's throttle was "jumpy" and even with MSS suspension, the noise would transmit through the hard bushings. I even added sound insulation to the trunk.
I got talked into, by my wife, to trade the X3M in. I could have lived with it other than I probably wouldn't take it on long trips. I still really liked my X3M but the wife didn't. I didn't take any chances and ended up with a Macan (as a guy that resisted it for many years) Turbo with air suspension. Different animal in terms of ridiculously good ride and very slow and long throttle response. Not as much fun at the start, but with more miles I'm learning to appreciate it's own character. The wife loves it so that helps a lot.
But I still like X3's (had 2014, 2017) and another will be in my future.

I also own a B48-powered G01 (the two cars both ride on 19" RFTs, have standard suspensions and are configured as identically as possible).
The B48 is my wife's daily driver and the B58 is mine. Every time I drive her car for refueling, a chore, a wash or maintenance, the B48 blows me away.
Frankly, in normal tune, the M40i's two seconds or so faster to 60 than the 30i isn't something you miss in daily drivers. Six seconds is plenty fast to merge or pass on the highway. And what really matters for comfort at 80mph is NVH, which the 30i does a great job of nearly eliminating.
People here all seem to think more is better. I'm coming to realize that more refinement is better. And the 30i is as refined as they come. Dress it up in the M sport package and it's a really nice car -- one that gets over 26mpg in suburban driving; much more on the highway.
The only thing you'll miss in the 30i is the (only occasional) look from another driver who knows what an M40i or X3M is.

I now drive a Jeep Grand Cherokee with the v6, and when I test drove the hemi v8, the difference was only really noticeable in certain speed ranges. So as long as the power is enough for every day driving, and the occasional heavy haul, I may rethink the M40i in favor of the 30i. Right now the biggest problem is the availability of either at my dealer to test drive.The only thing you'll miss in the 30i is the (only occasional) look from another driver who knows what an M40i or X3M is.

My wife and I test drove both engines - an X3 30i and an X4 M40i - and even she was sold on the extra enjoyment of the bigger engine. I had already decided I want the 40i but she though the 30i would be fine. She changed her mind after the test drive. I would definitely test drive both.

I've owned 2 X3 M40i's. The first had the 19's and the current one has the 20's. The ride on the 20's is fine, not too harsh at all and I barely notice the difference from the 19's. And there are plenty of reasonably priced tire choices for the 20's (unlike the 21's). I say go for the 20's.

2018 X3 M40i MSRP $64,095 with 21 RFTs
- Great low-end physical and audible grunt. People loved or hated the exhaust note.
- Decent gas mileage in SoCal 21 mpg
- Ride was fairly stiff compared to loaner base X3s and other rented SUVs
- Ventilated seats were great!
- 21 in rims were hard to clean even with a pressure sprayer
2021 X3M Competition MSRP $84,395 with 21 Continentals
- Low-end feels about the same even with the HP difference.
- Burbles/backfires are nonexistent. But holy cow, once you get above 3K RPMs this thing blows the M40i out of the water.
- In SoCal we have people driving 65 MPH in the fast lane like they own it and the X3 MC makes short work out of them.
- Gas mileage is about 18 MPG with lots more freeway pedal mashing than the M40i.
- The HK sound system is big upgrade over the base and I probably would have gone for the B&W if available.
- The 21 in rims are much easier to clean up. The ride is a little harsher than the M40i and that's with driving in "comfort mode" 70 percent of the time. I do plan on swapping out to Michelins, which is supposed to make a noticeable difference in the near future.

I think you're right about the "burbles". Now I classify them more as a rumble
But I don't hear the cracks after letting off the gas like on the 2018 M40i. Some posters have mentioned the exhaust sounds different in the 2018s vs other model years but I don't remember the threads. And I'm definitely looking forward to the tire swap!
