The money you used as a down payment could be used to invest, even in some thing conservative. You just take that money out as you need to make your car payments. And you get your money back at the end with msds so Dollar for dollar it's WAY more.

Some people want to have a lower car payment from BMW directly, your solution doesn't solve that.

When you roll taxes and fees into the monthly payment, it is then subjected then to the interest made on the money factor. Also, if something happens to the car where it results in a total loss, you get back the taxes (adjusted) on what is left of the term of the lease. Any additional cap cost is different story...

Current M340 lease and have my eyes on the X3M next year but these rates! Ouch! We ended up with a 61% res but I don't think we'll ever see anything like that again.

No one is posting any "offers" from the dealerships recently, this means that this is a really bad time to get a car....

But strangely, I keep on monitoring the car X3/X4MC inventory on Cargurus and other websites, seems that the total numbers keep on falling down...

I wonder who those buyer are... haha... just my mind's curiosity.

Current discounts ara attainable if you search on the most most buyer-friendly markets.

Discounts have worsened since July. Aim for ~6% before incentives right now.

Just for a data point I just placed an order for a 2022 X3M (Non competition, only option added was the heated steering wheel). Charged 72k selling price. Got 1000 off for being a new grad, but that's pretty much it. Leasing for 36 Months / 10k Miles for about 930 a month with 6k at signing (Yes, I know, down payment bad.)

So yeah, rough time to be getting a car right now. Unfortunately the 22' X3M is incredibly difficult to find an allocation for (All but 1 dealership in my area had no allocations available). Ordering + Limited Allocation = good luck getting a discount. I'm sure it's possible with the right dealership and effort, but at this point i just felt lucky to find somewhere with an allocation for a 22 X3M. In general negotiation has been unfriendly in my area. Any attempts made to get a better price were basically ended by "Its a custom order with very few allocations available"
