I have ultimate car+ which includes brake pads. Problem has been after 35k miles dealer claims they still don't need to be replaced which I find shocking.

I love this car - its a blast to drive, always gets looks and can't imagine going elsewhere from BMW. I recently bought a home and expecting my first child in the next 2 weeks so priorities are shifting and looking to get a lower car payment.

My buyout is ~$45k + $3k tax - values seem to be dropping and I am thinking the car is worth ~$49-50k. So I don't have a ton of equity from what I can tell.

A few other things to note - I have not had brake pads replaced even under ultimate care+ plan my dealer has refused since the "sensor hasnt gone off". If I do buy out the car I would push to get them replaced. Car desperately needs new tires - currently running Michelin PS AS. I do have my summer stocks in storage I could throw on if I do return the lease.

I was trying to get my monthly payment down a bit compared to this car but something like an M40i is literally more expensive then my current X3M lease. I am a bit concerned about maintenance on the X3M and things starting to need to be replaced, etc......

Options:
1 - Buy out the X3M, get a loan and keep for another 1-2 years ($2k for new tires + maintenance)
2 - Extend lease by ~2 months into June and keep looking/wait for better incentives (but will have to potentially owe hundreds in excess mileage)
3 - Get out of the car now and into a new lease (M40i, SQ5, MYP?)

Thoughts?
Here are a few thoughts that I haven’t seen addressed yet.

Is your current car a good choice for hauling your new family? Of course we know that it is capable of holding a baby seat. But does it have the capacity to meet the needs of your growing family? If not, what would, and is it in your budget?

The price of your vehicle is likely to drop even more, as the next generation of X3s are released. Factor that into your choices. It may make more sense to buy it out and hold it for the long term. Or maybe not, maybe you should get out of it now. That’s for you to decide. I’ve never done a lease, so I can’t help with that.

If you do hold onto it, can you get an extended warranty? Do you want one? It could be that nothing goes wrong, or everything could go wrong.
