bmw canada told me the headliner and panoramic glass has to be removed to install the side seals n quoted me 6hours labour $$$$. not sure if its worth the he $$$$$ for some wind noise. your seal isnt even that bad compared to mine lol

I DIY last weekend while changed the front seal at the same time.
The seal is exact fit. It held by front/top/bottom groove, the other end held by a side pin stick out from roof frame (there is a hole at the back of the seal just for that). I made my L-shape metal tool wrap with some tape help me to do the work, hope you can see the attached picture. Since I did not remove any roof glass so there are not much room to work with. I can’t tell the difficulty level but you could be a judge it worked for me. Took be a hour+ to find a way but 20 mins to install one side and 10 mins install the other side!
Note: you may able to slide the seal in from the front with some lubricant, I tried is easy. BUT, when it hit the side pin, you will need to figure it out how to go forward! I may try this next time. For now, I just try to enjoy my roof without hole(s) for a while. Attach the before/after pictures on driver side. |

Your couple pictures don’t seem to that bad. If there is nothing wrong the front side of the seals (like my problem). You properly able get some auto weatherstripping tape over it I don’t think your full open roof touching that area in my opinion.

Hi everyone new to the form don’t really post but read a lot of your guys comments amazing on what you learn from form members,
Anyhow I have a big problem I have a water leak in my car all my driver side floor was wet and even the sponge underneath the carpet, I have managed to fix 85% of the task, I replaced 4 seals which are the 2 back glass side seals and then the seal on the tilt and slide glass and the one underneath that, anyhow the water has stopped coming in rapidly under heavy rain as it did before but there is still water leaking in through the microphone area and where the grab handle is, I had opened the Sunroof and had a look I saw that the water is coming in on the inner channel off the panroof the drain channel is passing water fine, checked all drains also they all fine, still not understanding why the water il travelling from the inner channel into the cabin, I have duct tape the whole pan roof to investigate, even with the duct tape on the water is still seeping in any help would be much appreciated!!! Anyone experienced something like this Thank you |

Hi guys I still haven’t got this sorted, the pan roof is still leaking under heavy rain, I have checked the drain pipes etc and they are all fine as I can see the water coming very fast so I highly doubt that it could be that. I found this company in Nottingham that specialise in pan roof repairs leak repairs they are called The Vehicle And Sunroof Repair Specialist(TVSRS LTD)
Might have to take it to them and see what they say about this as it’s been going on for like 2 months now. Really fed up bit of a shame that a new car like this has issues like these only done 29000 miles and it’s on a 2018 plate bmw need to fix up and recall all pan roof x3s and get them sorted! Which I highly doubt they will lol |
