I'm considering jumping into a 2013 X3 lease. I've haggled myself tired and am currently getting the following -- under invoice + $2,250 incentives (new grad, loyalty, and turn key).

This works out as follows:
MSRP = $46,545.00
Invoice = $43,375.00
Doc fee = $99
Acq fee = $725
Govt fees = $78.56
Taxes = $1,726.06
Down payment = $2000
Incentives = $2,250
Residual = 59% @ 12k miles/yr
MF = .00137
Payment @ Invoice price = 504.99

My price w/ same down payment and conditions = $497.00/MO for 36 months

I only want to pull the trigger if this is a good deal. Any thoughts?

Not a good deal! The MF offered by BMWFS is .00127. Unless your credit Is below 700 I'd walk. But it's all dependent on your C.S.
