High steering effort

Something is up with my 2013 x3 M sport steering. It can be very stiff as in there is no power assist. This is most noticable when just starting off when the car has been parked for a while and at low speeds. It comes and goes but is not normal. Also when it happens the steering seems to lag behind. There are no abnormal noises, no clicks and no warning lights. Any thoughts of what is going on? If the electric steering motor was failing, wouldn't there be some codes thrown?

could be a number of things between the electric steering and the suspension....best to get it checked out.
